Bay Hill
Arnold Palmer's home community — PGA Tour host every March, Butler Chain lakefront estates, and Orlando's most storied golf address. $800K–$5M+.
Bay Hill Overview
Southwest Orlando · Dr. Phillips corridor · ZIP 32819
Arnold Palmer's Kingdom — a golf address unlike any other in Orlando
Bay Hill's story begins in 1961, when Dick Wilson designed the first 18 holes (Champion and Challenger nines) across 270 acres alongside the Butler Chain of Lakes. Arnold Palmer played the course for the first time that era and, by his own account, called his wife and declared it the finest golf course in Florida — and that he intended to own it. He did, acquiring the property in 1974 for just under $5 million.
Palmer lived on the Bay Hill property for decades, shaping the course through multiple redesigns and turning it into a genuine PGA Tour venue. In 1979, Bay Hill began hosting what is now the Arnold Palmer Invitational presented by Mastercard — a Signature PGA Tour event with a $20 million purse held every March. Tiger Woods has won here eight times. The 2026 edition went to Akshay Bhatia in a playoff. No other neighborhood in the Orlando MSA has this identity: you live where the PGA Tour comes every year.
Following Palmer's death in September 2016, Bay Hill Club & Lodge passed to his daughter and son-in-law Amy and Roy Saunders, who continue to operate it. Today Bay Hill is a census-designated place of 5,021 residents (2020 census) in unincorporated Orange County — not a single master-planned community, but a collection of streets and sub-communities built around the golf course over six decades.
Bay Hill Anchors
- ✦ Bay Hill Club & Lodge — Arnold Palmer's home club since 1974
- ✦ Arnold Palmer Invitational — PGA Tour Signature Event, every March
- ✦ Butler Chain access — Lake Tibet, Chase & Blanche
- ✦ 27 holes — Champion, Challenger & Charger nines
- ✦ Dr. Phillips High — VPA Magnet, all Bay Hill zoned here
- ✦ Restaurant Row — 5–7 min via Apopka-Vineland to Sand Lake
What buyers get wrong
Bay Hill is NOT one single gated community. It's a collection of sub-areas — some gated, some not — around the golf course. The "Bay Hill address" means different things on Isle of Osprey ($5M+) versus Sanctuary at Bay Hill ($200K condos). Always check the subdivision, not just the name.
The defining identity of Bay Hill
Orlando's only PGA Tour event — in your neighborhood, every March
No other residential community in the Orlando MSA hosts a PGA Tour Signature Event. Bay Hill residents hear the roar of the crowd each March from their own streets.
Tournament history
Arnold Palmer Invitational
- ✦ Bay Hill host since 1979 — 47+ consecutive years
- ✦ PGA Tour Signature Event — $20 million purse (2026)
- ✦ Tiger Woods — all-time record 8 wins, including four straight 2000–2003
- ✦ Akshay Bhatia won the 2026 edition in a playoff over Daniel Berger
- ✦ Field includes all top-ranked players; essentially a fifth major for scheduling purposes
The Championship Course
27 holes of golf
- ✦ Designer: Dick Wilson (Champion + Challenger nines, 1961)
- ✦ Par 72 — 7,381 yards on the Championship Course
- ✦ Charger Nine: par-36, 3,324 yards — Bob Simmons design
- ✦ Signature water hazards and elevated greens; fast and strategic
- ✦ Maintained to PGA Tour standards year-round, not tournament-only conditioning
The Arnold Palmer Invitational is held each March at 9000 Bay Hill Blvd, Orlando, FL 32819. Residents on Bay Hill Blvd and adjacent streets experience partial road closures during tournament week — the tradeoff for living on a PGA Tour venue.
Bay Hill Club & Lodge
Private club · 27 holes · Lodge stay = course access

- ✦ Sports Membership — initiation: $15,000
- ✦ Sports Membership — annual dues: ~$5,000
- ✦ Social and National memberships also available at lower tiers
- ✦ Membership by invitation — sponsorship by existing member required
- ✦ Confirm current availability; club has at times paused new applications
Amenities & Lodge
- ✦ Arnold Palmer Golf Academy — on-site professional instruction
- ✦ 6 lighted tennis courts
- ✦ Spa, fitness center, heated junior Olympic pool
- ✦ Marina with Butler Chain boat access and bass fishing trips
- ✦ Dining: Bay Window (full service), Grill & Lounge (casual), Terrace Café (poolside)
- ✦ Lodge: 70 rooms + 7 guest cottages (2BR/2BA with kitchen and patio)
- ✦ Golf Shop open to the public
The non-member workaround
Book a stay at the Bay Hill Lodge — rooms, suites, or guest cottages — and Lodge guests receive full access to the Championship Course, Academy, tennis, spa, and marina. Tournament week in March (Arnold Palmer Invitational) books out months in advance. This is the practical preview path for buyers considering membership before committing to the $35,000 initiation.
Geography · Butler Chain of Lakes
The only Dr. Phillips corridor community on the Butler Chain
Most of Dr. Phillips sits on the Sand Lake Chain. Bay Hill is the exception — it borders Lake Tibet, Lake Chase, and Lake Blanche, all part of the Butler Chain proper.
Bay Hill's lakes
Three Butler Chain lakes
- ✦ Lake Tibet-Butler — ~1,070 acres; ~100 Bay Hill homes back to it; deepwater suitable
- ✦ Lake Chase — Emerson Pointe (16 homes); direct boat access to the Chain
- ✦ Lake Blanche — Isle of Osprey frontage; most exclusive Bay Hill lakefront
All three connect to the full 13-lake Butler Chain — the same system as Windermere and Isleworth. Bay Hill buyers get Butler Chain access at typically lower prices than comparable Windermere waterfront.
Position in the Dr. Phillips corridor
13 mi SW of downtown Orlando
Bay Hill sits along Apopka-Vineland Road in southwest Orange County — between Lake Buena Vista to the north and Windermere to the south. The community spans either side of Apopka-Vineland, with Bay Hill Blvd running east-west through its core.
The community is a 3.43 sq-mi CDP with ~5,021 residents (2020 census). Median age 49.7; 68.5% married-couple households. Demographics skew strongly toward established professionals and retirees.

- ✦ Golf-course view lots — 10–20% premium over interior
- ✦ Isle of Osprey address — ultra-low supply, 25 homes only
- ✦ Renovation upside — 1970s–80s stock; tasteful renovations command strong comp lifts
- ✦ Club membership included or assumed — buyers bidding for club lifestyle value it
Architectural character
Six decades of building — ranch to estate, 1966 to present
Bay Hill is not architecturally uniform — it spans six decades of construction from 1966 to present. The original homes near the Club are ranch-style and low-profile 1960s–70s Florida contemporary, often on half-acre to multi-acre lots with mature oak canopies.
North Bay and South Bay (1980–2004) represent the bulk of the neighborhood — 2,000–7,000 sqft Mediterranean Revival and traditional Florida builds on quarter-acre to full-acre lots. Pools and screen enclosures are standard above $800K. Lakefront homes on Lake Tibet feature deepwater docks with boatlift structures suitable for vessels up to 30 ft.
The top tier — Isle of Osprey (5,385–14,477 sqft) and Bay Point custom estates — reflects post-2000 luxury construction: soaring ceilings, summer kitchens, 4-car garages, custom pools with beach entries, and home theaters. Lot sizes at the ultra-luxury end push 1–4 acres.
What ages the stock
- ✦ 1960s–70s originals: low ceilings, small kitchens, dated bathrooms
- ✦ 1980s–90s builds: popcorn ceilings, builder-grade finishes, oak cabinetry
- ✦ Original golf-course landscaping blocks light on some fairway lots
What's irreplaceable
Mature oak canopies on Bay Hill Blvd and the original sections are 40–50 years old. Lakefront orientation and lot depth on Lake Tibet are fixed — you can't create more Butler Chain frontage. A tastefully renovated 1980s Bay Hill home routinely commands a 15–25% comp premium over an unrenovated peer.
No master architectural review
Unlike Isleworth or Keene's Pointe, Bay Hill's non-gated sections have no community-wide architectural review. Significant renovations proceed with standard Orange County permits — more freedom than master-planned peers.
Who buys here
The 6 buyer types Bay Hill actually transacts with
The Golf-First Buyer
Already a Bay Hill Club member, or seeking membership at initiation. Wants to walk from their backyard to the first tee. Targets North Bay, South Bay golf-view lots, or Isle of Osprey. PGA Tour tournament week in March is a point of pride, not an inconvenience.
The Theme-Park Executive
VP or Director at Disney, Universal, or a major supplier relocating from California or the Northeast. Wants luxury, 10-minute commute to the parks, and no tourist adjacency. Bay Hill delivers all three — I-4 and Apopka-Vineland are the lifelines.
The Arnold Palmer Devotee
Golf-history enthusiast drawn specifically to the Arnold Palmer legacy and the PGA Tour history of this course. Often second-home buyer or retiree. The Bay Hill Club address carries international name recognition — the same reason buyers seek Augusta-adjacent addresses.
The Butler Chain Buyer
Wants Butler Chain of Lakes water access but finds Windermere prices (running 43% higher) too steep. Bay Hill's Emerson Pointe, Bay Point, and Isle of Osprey offer genuine Lake Tibet-Butler frontage at $1.5M–$4M — a significant value versus comparable Windermere waterfront.
The International / Snowbird Buyer
UK, Canadian, and Brazilian second-home buyers who recognize the Arnold Palmer name internationally. Uses the home 2–4 months a year. Disney/Universal proximity is the kids-visit justification; the Bay Hill address is the prestige justification.
The Dr. Phillips Move-Up Buyer
Already living in Dr. Phillips proper (Orange Tree, Vizcaya, Sand Lake Hills) and stepping up into Bay Hill for the golf-course setting, larger lots, and the Butler Chain access that most of Dr. Phillips can't offer. Already knows the schools, the YMCA, and Restaurant Row.
Hidden Gems
Insider notes most buyers miss
Lodge Stay = Course Access
Non-members can play the Championship Course (par 72, 7,381 yards) by booking a stay at the Bay Hill Lodge — 70 rooms and 7 guest cottages. Buyers can preview the Club before committing to a $35,000 initiation.
Arnold Palmer Golf Academy on-site
The Academy at Bay Hill offers professional instruction on-site — not a separate facility. Available to Lodge guests and members. One of few club-attached academies in Florida.
The Butler Chain from Your Dock
Bay Point and Isle of Osprey homeowners access 13 connected lakes via private docks — no trailering required. The Butler Chain spans 5,000+ acres connecting Lake Tibet through Isleworth water to Lake Sheen and beyond.
Tournament Week as a Resident
Residents within earshot can hear the crowds during the Arnold Palmer Invitational each March. Neighborhood streets close partially; some residents host viewing events. A $20M purse Signature PGA Tour event outside your front door is a once-a-year amenity most neighborhoods can't offer.
Dr. P. Phillips YMCA (0.6 mi)
One of Central Florida's highest-rated YMCAs is 0.6 miles from Bay Hill's core — pickleball, pool, fitness, and youth programs without the membership tuition of the Club.
No Master HOA = Design Freedom
Unlike master-planned Isleworth or Keene's Pointe with strict architectural review, Bay Hill's non-gated sections (North Bay, South Bay) have minimal HOA enforcement. Buyers can add guest houses, substantial pool expansions, or bold exterior renovations with fewer restrictions.
R.D. Keene Park Boat Ramp
The nearest public boat ramp to the Butler Chain is R.D. Keene Park on Lake Isleworth in Windermere (~7 min from Bay Hill). $5/day for vehicles with trailers. The practical non-member water access point for the full Chain.

When Bay Hill isn't the right fit
Bay Hill wins for buyers who want the Arnold Palmer golf legacy, PGA Tour proximity, and Butler Chain access at Dr. Phillips corridor prices. If your priority is different, here's what we'd recommend instead.
| If you want… | Better fit | Why |
|---|---|---|

| Butler Chain with Jack Nicklaus golf | Keene's Pointe / Windermere → | Golden Bear Club, 1,200 homes, similar price tier to upper Bay Hill |
| New construction + master-planned | Lake Nona → | Medical City, post-2010 builds, HOA amenity packages Bay Hill can't match |
| Bay Hill amenities at lower price | Orange Tree (Dr. Phillips) → | Orange Tree Golf Club (Joe Lee design, 1972) · 600+ homes · guard gate · ~$550K–$1.5M |
| Full luxury + walkable dining without golf | Dr. Phillips (Vizcaya) → | Sand Lake Chain, Restaurant Row, DPHS — no club membership required |
| Small-town village + downtown walking | Winter Park → | Park Ave, Rollins College, historic walkable core — no golf course noise floor |
Bay Hill, FL — FAQ
Is Bay Hill a gated community?
Bay Hill is not one single gated master-planned community — it is a collection of streets and sub-communities built around Arnold Palmer's Bay Hill Club & Lodge golf course. Some enclaves within Bay Hill ARE gated (Isle of Osprey with 24-hour guard, Emerson Pointe with guard gate, Bay Hill Village, Sanctuary at Bay Hill). Other sections — North Bay, South Bay, Bay Hill Cove, and the original Bay Hill sections along Bay Hill Blvd — are not gated or have light HOA enforcement. Buyers who want the name without a gate can find it; buyers who want a guard gate should target Isle of Osprey or Emerson Pointe.
What does Bay Hill Club & Lodge membership cost?
Golf membership initiation is $35,000 with annual dues of approximately $10,185. Sports membership initiation is $15,000 with annual dues around $5,000. Social and National memberships are also available at lower tiers. The club is by invitation — you must be sponsored by an existing member. Note: public reports suggest the club has at times been closed to new members; confirm current availability directly. Non-members can access the Championship Course only by booking a stay at the Lodge (70 rooms + 7 cottages).
What schools serve Bay Hill (32819)?
Bay Hill sits in the 32819 ZIP code and is served by Orange County Public Schools (OCPS). Elementary feeder schools include Dr. Phillips Elementary, Bay Meadows Elementary (9000 Apopka-Vineland, 32836 — A-rated STEAM Academy), Palm Lake Elementary, and Windermere Elementary for some western streets. Middle school is primarily Southwest Middle School (6450 Dr. Phillips Blvd, 32819), feeding to Dr. Phillips High School (9-12) — home to OCPS's Visual & Performing Arts Magnet, Centre for International Studies, and Theatre Magnet. All Bay Hill addresses are zoned to Dr. Phillips High. Always confirm the exact feeder pattern with the OCPS Find My School tool before closing.
When is the Arnold Palmer Invitational held at Bay Hill?
The Arnold Palmer Invitational presented by Mastercard is a PGA Tour Signature Event held each March at Bay Hill Club & Lodge (9000 Bay Hill Blvd, 32819). The 2026 edition was held March 5-8 with a $20 million purse; Akshay Bhatia won in a playoff over Daniel Berger. Tiger Woods holds the all-time record with 8 wins (including four straight 2000-2003). Since 1979 the event has been played exclusively at Bay Hill — Orlando's only annual PGA Tour stop. Residents can hear the roar of the crowd and often see tour helicopters during tournament week.
What lakes does Bay Hill border?
Bay Hill borders the Butler Chain of Lakes — specifically Lake Tibet-Butler, Lake Chase, and Lake Blanche. Lake Tibet is the largest and most prominent (~1,070 acres); approximately 100 lakefront homes in Bay Hill back to Lake Tibet. Emerson Pointe has 16 homes on Lake Chase and 9 on Lake Tibet. Isle of Osprey fronts Lake Blanche and Lake Chase. This is the Butler Chain proper — the same system anchored by Windermere and Isleworth — making Bay Hill the only Dr. Phillips corridor community with genuine Butler Chain access.
How does Bay Hill compare to Windermere or Isleworth?
Bay Hill shares the same Butler Chain access as Windermere and Isleworth but with a different character. Bay Hill is a golf-first community built around Arnold Palmer's club — the PGA Tour presence is its defining identity. Windermere (especially Keene's Pointe) and Isleworth are lake-first communities. Price-wise, Bay Hill runs $800K-$5M+, competitive with upper Windermere tiers but less than Isleworth ($3M+). Bay Hill has no Isleworth-style architectural review or community control — it is not a master-planned community. Buyers choosing Bay Hill are choosing the Arnold Palmer legacy and the PGA Tour connection; buyers choosing Windermere are choosing quiet lakefront exclusivity.
What is the price range for Bay Hill homes?
Bay Hill spans a wide range depending on sub-area. The most affordable options are condos in Sanctuary at Bay Hill ($90K-$300K, 32819 ZIP) and villas in Bay Hill Village ($400K-$700K). Standard single-family in North Bay and South Bay runs $800K-$2M+. The premium tier — Isle of Osprey estates (5,385-14,477 sqft) and Emerson Pointe lakefront — trades from $1.5M to $5M+. Bentley Park Circle and lakefront homes on Lake Tibet with docks push $3M-$5M+. Golf course frontage homes on the Championship and Challenger nines typically command a 10-20% premium over similar non-view lots.
What are drive times from Bay Hill to major destinations?
Bay Hill is 13 miles southwest of downtown Orlando (~20-25 minutes off-peak). Walt Disney World is about 10-15 minutes south via Apopka-Vineland Road. Universal Orlando is 10-15 minutes northeast via Sand Lake Road and I-4. MCO (Orlando International Airport) is 20-25 minutes via Sand Lake and the 528 Beachline. Restaurant Row on Sand Lake Road is 5-7 minutes. The Mall at Millenia is about 12 minutes. I-4 access is via Sand Lake Road (Exit 74A/74B) — the PM peak westbound between 4-7 PM is the chronic friction point shared with all of Dr. Phillips.
Can non-members play the Bay Hill Championship Course?
Yes — the workaround for non-members is to book a stay at the Bay Hill Lodge (70 rooms, 7 cottages) or arrange a stay through the Golf Shop. Lodge guests receive access to the Championship Course (par 72, 7,381 yards, Dick Wilson design), the Arnold Palmer Golf Academy, tennis, spa, and marina. The Golf Shop is open to the public. The 2026 lodge rates vary seasonally; tournament week in March sells out months in advance. This is a popular option for buyers considering membership who want to preview the experience.
What is the HOA situation in Bay Hill?
HOA fees in Bay Hill vary dramatically by sub-community. Bay Point, the most exclusive lakefront enclave, runs $1,700-$2,300/month. Emerson Pointe runs approximately $350/month for the guard-gated community. Bay Hill Village (gated villas) has a community HOA. North Bay, South Bay, and the original Bay Hill sections have minimal HOAs, typically $45-$150/month, mainly covering common area maintenance. This decentralized structure means buyers must verify HOA terms street by street — not a single community HOA governs all of Bay Hill.
Who are the typical Bay Hill buyers?
Bay Hill attracts four main buyer types: (1) Golf enthusiasts who specifically want to live adjacent to a PGA Tour course and have access to Bay Hill Club — often already members or seeking membership; (2) Executives with jobs at Disney, Universal, or major Orlando employers who want prestige and a 10-15 minute commute to the theme park corridor; (3) International and snowbird buyers, particularly from the UK, Canada, and the Northeast, for whom the Arnold Palmer brand is internationally recognized; (4) Butler Chain waterfront buyers who prefer Bay Hill's $1.5M-$3M lakefront tier over Windermere's typically higher prices. The median age is 49.7 years and 68.5% of households are married couples.
