Windermere Overview
Southwest Orlando · Incorporated 1925 · "Among The Lakes"
From 1880s English homestead to Central Florida's premier lakefront address
Englishman Joseph Hill Scott purchased roughly 150 acres on the west shore of Lake Butler around 1885. Local tradition credits Dr. Stanley Scott, who homesteaded the land, with naming the region Windermere after Lake Windermere in England. The town plat was recorded in 1889 with a post office that same year, and on February 2, 1925 Windermere was officially chartered as an incorporated municipality. It remains the oldest continuously inhabited town in Orange County west of Orlando.
The modern era began in 1984, when the Chase family sold vast tracts — including the land that became Keene's Pointe — to Arnold Palmer, who designed the Isleworth golf course. In 1996, Keene's Pointe opened on roughly 1,200 acres of former citrus and timber land, and the Golden Bear Clubdesigned by Jack Nicklaus opened in 1999. Tiger Woods bought into Keene's Pointe during his early touring years, pushing the community into national conversation.
Today the incorporated Town of Windermere is ~2.69 sq mi with roughly 3,000 residents, surrounded by the much larger 34786 ZIP area that contains Isleworth, Keene's Pointe, and the Reserve at Lake Butler Sound. The town motto — "Among The Lakes" — sums up the entire civic identity in three words.

What people get wrong
The incorporated Town of Windermere (~2.69 sq mi) is distinct from the broader 34786 ZIP area. The ZIP also covers parts of Lake Butler, Horizon West, Gotha, and Ocoee. When a listing says "34786," check the subdivision, not the ZIP.
The Butler Chain of Lakes
13 lakes. 32 navigable canals. 5,000+ acres.
The Butler Chain is why Windermere exists and why it commands the premium it does. Boat end-to-end from Lake Down to Lake Fish without trucking a vessel — the only chain like it in Central Florida. The system received Florida's Outstanding Florida Waters designation in 1985 — the first lake system in the state to do so.
The flagship lakes
Where the prestige addresses sit
- ✦ Lake Butler — 1,600 acres · the largest and namesake · Isleworth and Reserve frontage
- ✦ Lake Tibet-Butler — 1,200 acres · Keene's Pointe frontage · also edges Bay Hill in Dr. Phillips
- ✦ Lake Down — 900 acres · town-proper frontage · west of downtown
- ✦ Lake Sheen — 656 acres · southern chain · Keene's Pointe access
These four account for the vast majority of trophy lakefront pricing.
The supporting cast
The other nine lakes in the chain
- ✦ Lake Louise · 140 acres
- ✦ Lake Chase · 135 acres
- ✦ Lake Pocket · 126 acres · Reserve access
- ✦ Lake Blanche · 121 acres
- ✦ Wauseon Bay · 100 acres
- ✦ Lake Isleworth · 86 acres
- ✦ Little Lake Down · 23 acres · Lake Fish · 23 acres · plus one unnamed 14-acre lake
Public access via R.D. Keene Park (Conroy-Windermere Rd) — boat ramp, daily fee.
Water flows southward through the chain toward Reedy Creek, the Kissimmee River, Lake Okeechobee, and ultimately the Everglades. The Windermere Water Navigation Control Districtmanages the Butler Chain plus 14 additional lakes — 27 lakes, ~6,000 acres total. Lakefront homes in Isleworth, Keene's Pointe, and the Reserve typically command a 30–50% premium over interior lots in the same community.

Who buys here
The 6 buyer types Windermere actually transacts with
The Isleworth Legacy Buyer
Third-generation Florida family, inherited wealth or major business exit. Buys on Lake Butler for privacy and golf. Often keeps a primary residence elsewhere (NYC, Europe, South America). Uses Windermere 8–16 weeks/year. Private-jet user; expects no public listings or MLS exposure.
The Tech / Medical Exec Upgrader
VP or C-level at Disney, Universal, a medical-device company, or biotech, relocated from Silicon Valley or the Northeast. Starts in Keene's Pointe interior, eventually upgrades to lakefront when kids leave or a second home is justified. Wants gate security and brand prestige.
The Brazilian / International Second-Home Buyer
Significant Brazilian, UK, Canadian, and Middle Eastern buyer presence seeking 2–4 months a year tied to Disney/Universal as a family-visit justification. Values off-market discretion; often skips public marketing. Pays premium for liquidity and privacy.
The Empty-Nester Downsizer
Retired executive selling a Windermere estate to move to a smaller lake-view home, Reserve unit, or downtown bungalow. Seeks convenience without the full-house maintenance. Often cycles back into an Isleworth fairway home later.
The Boat & Bass Fisherman
Buyer specifically pursuing waterfront on the Butler Chain for boating, skiing, and bass tournaments. Keene's Pointe lakefront and Reserve at Lake Butler Sound are primary targets. Less price-sensitive to square footage; extremely price-sensitive to dock quality and water depth.
The Lake-First Empty-Nest Couple
Mid-50s to 60s couple from out of state, often a Northeast finance background or a Midwest founder exit. Wants the lake house plus the village. Lands downtown Windermere or in a smaller Keene's Pointe interior — the 'both worlds' play.
Architectural character
Traditional Southern, Mediterranean Revival, modern rebuilds
Keene's Pointe (1996–2010s): Original homes lean traditional Southern (brick, cedar shake, metal roofs, deep front porches) or Georgian Revival, mostly 3,500–6,500 sqft. Rebuilds since 2018 skew modern-Mediterranean or transitional farmhouse. Isleworth (1984+):Mediterranean Revival and custom transitional defined by the buyer's architects; 6,000–15,000+ sqft estates. Reserve at Lake Butler Sound: Custom contemporary, Spanish Colonial, Mediterranean — architectural pattern book varies by lot; new construction dominant. Downtown historic core: 1920s–1940s bungalows mixed with 1970s ranch and recent infill; no HOA, so diversity is the rule.
Lots run 0.3–1.5 acres in Keene's Pointe, 1–5 acres in Isleworth, 1–10 acres in the Reserve, and 0.5–2 acres downtown. Nearly all waterfront homes have private boat docks, lifts, and boathouses; dock modifications require HOA approval (4–6 week window typical).
What ages this stock

When Windermere isn't the right fit
Windermere wins for buyers who want lake-first living, Butler Chain access, and exclusivity. If your priority is different, here's what we'd recommend instead.
| If you want… | Better fit | Why |
|---|---|---|
| Newest construction, smart home, master-planned | Lake Nona → | Built 2010+, medical city, tech infrastructure |
| Gated luxury without the Butler-Chain premium | Dr. Phillips → | Restaurant Row, DPHS magnets, ~43% lower comp pricing |
| Historic walkable downtown + chain of lakes | Winter Park → | Park Avenue, Rollins, 1880s layout, different vibe |
| Maximum rural privacy + rolling hills | Bella Collina → | 1,900 Lake County acres, Nick Faldo golf, no neighboring gates |
| Butler-Chain access without the gated hierarchy | Gotha → | No gate, no HOA, 2+ acre lots, much lower cost — Windermere's quiet neighbor |
| Disney-prestige luxury with concierge service | Golden Oak → | Only residential address on Disney property — Four Seasons concierge |
If the buyer says "Isleworth or bust," we spend the time on the application — we don't force them into Keene's Pointe as a consolation. Buyer approval is a real gatekeeping tool some buyers actively want.
Windermere, FL — FAQ
What makes the Butler Chain of Lakes special?
The Butler Chain is a system of 13 interconnected freshwater lakes covering more than 5,000 acres, connected by 32 navigable canals. Residents can boat from any lake to any other without trucking a vessel. The chain was the first lake system in Florida to receive the state's 'Outstanding Florida Waters' designation (1985) for exceptional water quality and wildlife habitat. The largest lakes are Lake Butler (1,600 acres), Lake Tibet-Butler (1,200 acres), Lake Down (900 acres), and Lake Sheen (656 acres).
How does Windermere compare to Dr. Phillips?
Windermere is the lakefront-purist choice with quieter streets and the Butler Chain at its core. Dr. Phillips is the urban-suburban-luxury choice — Restaurant Row, the Marketplace, Bay Hill, faster commutes to Universal and MCO. Windermere prices typically run ~43% higher than Dr. Phillips for comparable tiers. Buyers who want exclusivity and lake life lean Windermere; buyers who want luxury plus daily-life convenience lean Dr. Phillips.
Is Isleworth membership required to live there?
Membership in Isleworth Golf & Country Club is technically optional for homeowners, but the community is invitation-only — Isleworth is a buyer-approval community that rejects or simply doesn't respond to roughly 40–60% of inquiries. Public reporting on club costs varies: industry sources cite roughly $30,000–$75,000 initiation with $5,000–$10,000 annual dues, while some reports list higher figures for top tiers. Non-member play is not available; the course is members and members' guests only.
What does it cost to join the Golden Bear Club at Keene's Pointe?
Golden Bear Club membership at Keene's Pointe is separate from home ownership — buying a home in Keene's Pointe does not automatically grant golf access. Membership is private and capped; pricing is not publicly disclosed, but industry estimates place initiation around $15,000–$35,000 with annual dues of roughly $3,000–$8,000. The Nicklaus Signature course (opened 1999) plays 7,173 yards, par 72, with panoramic finishing holes at #9 and #18.
What schools serve Windermere?
Public schools in 34786 are among Orange County's strongest. Windermere Elementary (PK–5, GreatSchools 8/10), Bridgewater Middle (6–8, GreatSchools 9/10, STEM-focused), and Windermere High (8–12, Niche A−, U.S. News #65 in FL, #4 in Orange County) form the primary feeder pattern. School assignment depends on your specific street — always verify with the OCPS Find My School tool before closing. For private, Windermere Preparatory School is the top option in the area: PK–12, Niche #1 Best Private School in Orange County (2026), and the only school in Central Florida offering the IB Diploma Programme.
Can I access the Butler Chain without living on the water?
Yes. R.D. Keene Park on Conroy-Windermere Road has a public boat ramp providing access to Lake Tibet-Butler and, through it, the full chain. Many Windermere residents who don't have waterfront homes use the park regularly for recreational access. There are also private community ramps inside Isleworth, Keene's Pointe, and the Reserve at Lake Butler Sound for residents of those communities.
How is the Windermere luxury market in 2026?
Tight at the top and tier-specific below it. Keene's Pointe is the fastest-moving luxury community in Central Florida in recent cycles — roughly 36-day median DOM and 96.5% sold-to-list ratio. Reserve at Lake Butler Sound has been softer with sold-to-list closer to 89%. Isleworth is heavily off-market and relationship-driven; the majority of inventory never hits MLS, and public-DOM numbers (90–120+ days) under-represent how the community actually trades. Windermere area median sits around $1.3M–$1.5M; Keene's Pointe median is closer to $1.6M–$1.9M; trophy lakefront in Isleworth and the Reserve runs $5M–$20M+.
Is Windermere too quiet or too small-town?
True for the downtown core — and that is the feature, not the bug. Historic Main Street is genuinely a village: farmers market on Friday, a handful of independent cafes, no chains, no nightlife. Isleworth and Keene's Pointe are fully developed gated communities with contemporary lifestyle. If a buyer wants buzz, they should be in Dr. Phillips or Lake Nona. If they want lake-first living, quiet is the entire point.
How far is Windermere from Disney, Universal, and the airport?
Walt Disney World is about 15–20 minutes via SR-535 or local roads. Universal Orlando is about 15–20 minutes via I-4 or alternates. Orlando International Airport (MCO) is 25–35 minutes via FL-528 Beachline (~22 miles). Downtown Orlando is 25–35 minutes off-peak but 40–50 minutes in PM peak. The counterintuitive point: Windermere is closer to the parks than to downtown.
How does Windermere Prep compare to The First Academy?
Different models for different families. Windermere Preparatory School is PK–12 International Baccalaureate (IB) on a 48-acre campus in Lake Butler — the only IB school in Central Florida, with global partnerships including MIT, Juilliard, UNICEF, and IMG Academy (Nord Anglia network). It was named Niche #1 Best Private School in Orange County for 2026. The First Academy is PK–12 Christian, Niche A+, about 1,500 students, 100% college acceptance, average SAT 1220, located about 20 minutes east of Windermere. Windermere Prep is the leading luxury private option in the immediate area; The First Academy is the leading Christian college-prep option.
